27th St Beach House. Hermosa Beach, Los Angeles, California. USA.

An existing Spanish Mission-style house built in 1935 was reconfigured into a three bedroom family home. The previous layout had the second bedroom as a thoroughfare to the upstairs master bedroom rendering it as unusable space. The existing second bedroom became the new dining room that opened up to a new back deck. While the existing dining room was repurposed as a proper enclosed second bedroom with built-in closet joinery. The existing kitchen and breakfast nook was redesigned to be a central galley kitchen with butler’s pantry. An existing bathroom on the main level was also redesigned to house a new internal laundry with separate bath and shower areas. Upstairs in the master bedroom level, the ensuite was reconfigured to include a proper shower with double sinks and enlarging the walk-in closet area. Materials were chosen to enhance and reflect the colours of being by the beach, included slate floor tiles, Calcutta marble, Pacific Ocean green mosaic tiles, white tiles and warm white and plywood joinery.
